Installing Manufactured Home in a Park

Ohio Manufactured Homes Commission
Licensed Installers

 

  1. Obtain Inspection Permit for inspections of home from Clermont County Permit Central, 2275 Bauer Rd., Suite 300, Batavia, Ohio 45103. Remember to submit the Manufactured Home Installation Information Sheet available from Clermont County Permit Central.  Your permit will not be released and no inspections will be conducted until the completed Information Sheet has been submitted.
  2. Call for a footing inspection.  For a manufactured home park lot with an adequate existing footer, the footer inspection must be conducted and passed before the home is placed on the lot.  For manufactured home park lots that need modified or new footers, the inspection must be conducted before concrete is poured, but after forms and rebar are set.  Once the footer inspection has been conducted and passed the home may be placed on the lot.
  3. After home has been properly installed, call for the electrical and sewer connection inspections.  Once these inspections have been completed and passed, the electric will be released to Duke Energy for connection.
  4. Call for the final inspection.  The final inspection is an all inclusive inspection of the manufactured home’s installation.  This includes, but is not limited to, blocking, tiedowns, electrical fixtures, plumbing fixtures, site drainage, mechanical components such as air conditioning and furnace, dryer vents, and smoke alarms.  If the home uses natural gas or propane then a Gas System Testing Form, available from Clermont County Permit Central or from the Ohio Manufactured Homes Commission (OMHC), will need to be provided to show that the gas system pressure test has been conducted and passed.

Important Notes:

  • Installers verify that the required inspections are conducted before moving on to the next phase of setup.  According to OMHC installation rules, it is ultimately the responsibility of the Licensed Installer to call for inspections and to make sure that lot and footers have been approved for installation of a home. 
  • Installers ensure that the home and lot are ready for an inspection before an inspection is scheduled.  Even the inside of a unit, new or used, must be inspected.  Incomplete or improper installation of any home or home component may result in a failed inspection.  A failed inspection will require scheduling of a reinspection and additional inspection fees will apply.
  • Manufactured home park operators are responsible for ensuring that each home installed in a park is installed by a Licensed Installer and that all manufactured home park footer work is overseen by a Licensed Installer.  A Licensed Installer will have an identification card with the installer’s name and license number on it.
